Abstract
The research conducted at the Aimoré Settlement (Glória de Dourados/MS) aimed to evaluate the impacts of land titling on agrarian reform beneficiaries, focusing on access to rural credit and the socioeconomic transformations resulting from land regularization.
The analysis revealed that, although titling represents a significant advancement by providing legal security and serving as collateral, its influence on financial inclusion (banking access) remains limited. Only a small portion of the families succeeded in accessing formal credit, prioritizing investment lines for machinery acquisition and structural improvements. The majority, however, remains excluded from the financial system, facing barriers such as excessive bureaucracy, lack of information, and fear of indebtedness.
The results indicate that land titling alone is not sufficient to boost agricultural production or promote sustainable development. For a property title to translate into effective autonomy, it is essential to coordinate integrated policies for technical assistance and financial education, capable of transforming credit into a tool for productive inclusion and rural prosperity.
