Abstract

The study investigates the impacts of horizontal condominiums on sustainable urban planning in Santa Maria, RS, facing challenges of city fragility, real estate speculation, and lack of effective regulation. Using an exploratory and descriptive approach, 37 condominiums, predominantly edilic, were analyzed, focusing on spatial distribution, relationship with the city, and socio-spatial effects. The results reveal a concentration of these developments in peripheral areas, contributing to social inequality and gentrification. The lack of specific regulation and uncontrolled expansion into urban voids highlight the need for more comprehensive and sustainable urban planning, considering economic, environmental, and social aspects. The research emphasizes the importance of analyzing the impact of construction on the urban fabric and filling theoretical gaps in this context, aiming to promote more inclusive and equitable urban development. The survey of horizontal condominiums showed that these developments are concentrated in specific areas of the city, with their occurrence becoming widespread from 2010 onwards. It was observed that the analyzed city has a high occurrence of condominiums, predominantly located in peripheral areas, which contributes to social inequality.
