Analysis of the offer and performance of the AirBnb Platform in Florianópolis in 2018, 2019 and the initial impacts of the pandemic in 2020.

Abstract

Coming from technological innovations and the diffusion of digital tools, the shared economy provided the formation of new business models that affected the way in which producers and consumers interact. The tourism industry is impacted by this phenomenon through the advancement and popularity of peer-to-peer platforms, such as Airbnb. As a result, there is an increase in the supply of tourism inventory in various destinations around the world and, therefore, an alert is created in the hotel sector regarding the potential competitive threat it represents. This study aims to analyze the offer of properties on Airbnb in the city of Florianópolis between the years 2018 to 2019 as well as offering a comparative analysis of the occupational rate of the hotel sector and the platform. Using data extracted from the AirDNA.co platform, the study reveals an expanding and high performing sector until the discovery of the Covid-19 pandemic, whose impact was brutal for global tourism with a consequent economic slowdown. In Florianópolis, there was a considerable increase in the offer of residences from 2018 to 2019 and a decrease in 2020. In addition, the average daily rate increased in the years surveyed, which, even with a declining occupation, placed the global bill of this segment of higher accommodation offer in 2019 and 2020 when compared to 2018. When comparing the occupation of AirBnb with that of Hotelaria during the pandemic, alternative accommodation was also seen to be doing better than traditional.
